And...UNDER CONTRACT!
When this terrific 2BDRM/2BA condo, nestled in the back woods of Geist Reservoir, hit the market, we knew we had to act fast.
We booked the earliest appointment they had and set out to tour it. So did the entirety of Geist, apparently, because there was a steady stream of traffic during our showing.
Heading out to tour the house...was it 6 a.m. or 9 a.m.? Not sure, just had to beat traffic. ;)
With the market being as scarce as it is, touring a home with other parties present is the new normal. Private showings are so five minutes ago.
My client loved the place--but with so much competition, what to do?
Write the strongest offer I know how to write while still preserving his rights as a buyer, that's what to do.
So, we went for it.

Imagine our delight and suprise to learn, after final bid call, that we won the bid!
Whoo-hoo!
We beat out 20 other offers and get this condo under contract!
My client is delighted--and it's a tremendous honor to be able to make the call that said the condo was his.
And for me?
To have been able to preserve his rights as a buyer (e.g., NO waiving inspection) while still assuring the seller that we can perform on the contract was what "won" this for me.
I don't know about you, but winning at any cost is not a win at all.
At least, not to me.
