Should You Replace your Roof Before Selling?

We were drinking our coffee this morning and thinking about today's blog post when we looked and saw our neighbor's roof. There was a giant bird on the roof--like some kind of pterodactyl, really, and which got us to thinking...

...if you're thinking about selling your home, should you replace the roof first...or wait?

Decisions, decisions, decisions!

It's a fair question, and the answer isn't always as simple as you might think.

In today's market, most buyers will have a professional home inspection. And when it comes to roofs, inspectors tend to flag missing or damaged shingles, signs of aging or wear, active leaks or previous repairs and limited remaining life capacity.

Even if the roof isn't actively leaking, a note like "roof is near the end of its useful life" can create concern--and that concern often turns into an inspection issue.

Whatever shall we do?

Not to worry! We've got you covered--and here's where strategy comes in. Most of the time, sellers have two options: 

Option #1: Replace the Roof before Listing

  • Pros: gives a stronger first impression, fewer objections during inspection (none, really, because the roof is NEW) justifies a higher list price, makes your home move-in ready.
  • Cons: time frame (can the roof be done in time before your listing date?), cost (will insurance cover it or will the cost be paid out-of-pocket?), finding a reputable contractor. 

Option #2: Offer a Credit or Negotiate After Inspection

  • Pros: avoids upfront cost of a roof replacement, gives the buyer flexibility, may still get the deal done.
  • Cons: buyer may ask for a higher credit that the roof replacement costs, buyer may ask for a larger concession than expected, may negotiate more aggressively for other inspection items. 

Here's the thing about credits: they don't always feel the same to buyers as a brand-new roof. Some buyers simply don't want the hassle of replacing it themselves after closing.

But Miriam, if we want to replace our roof, how much will it cost?

Inquiring minds want to know!

So, a roof replacement in the Fishers, Geist Reservoir, Carmel, Noblesville and Northern Suburbs area can range widely, depending on size and materials.  It's not unusual to see quotes ranging anywhere from $8,000 to $15,000+ (and sometimes higher).

But here's the key: while you don't always get a dollar-for-dollar return, you often get a faster sale, stronger offers and smoother negotiations. 

Here's what we recommend to our sellers:

#1) If the roof is clearly at the end of it's life, consider replacing it before listing.
#2) If the roof has some life left, prepare for inspection negotiations and price accordingly.
#3) If there's conflicting information, get a second opinion before listing.


After all, the goal isn't just to sell--it's to sell with confidence and control the narrative from the beginning.
