Before you list your home on the market and open it up to the buying public, a little prep work now can help your home outshine the competition.
These simple steps will show buyers that your home has been well-maintained and make it easier for them to picture themselves living there.
1) Schedule a Pre-Listing Inspection
Honestly, this is a non-negotiable, especially if you own a home in Broad Ripple, Irvington or Downtown Indianapolis. It gives you a chance to address issues before a buyer ever sees them--and helps you avoid surprises during the inspection period. Even if you sell your home "as-is", the as-is addendum gives the buyer an automatic out if they uncover something the seller doesn't know about.
2. Handle Minor Repairs
Hearing a squeak from the door? Loose doorknobs? Burned out light bulbs? Leaky faucet? Buyers will notice allll of these little issues, and they will create doubt about how well the home has been maintained. Have a neutral third party (like, say, a realtor who used to do Q&A inspections for a national builder) walk the home and note such items.
3) Deep Clean ERRYTHING
Buyers want to see a clean home so they know they are making a good buying decision. A deep clean makes your home feel fresh and move-in ready--and often gets sellers in the right mind-set to sell. Pay extra attention to baseboards, vents, windows and light fixtures. No time? DM me--I have professional cleaners who can get the job done for you at reasonable rates.
4) Declutter and Depersonalize
That enormous wedding photo you have over the fireplace? The family wall of pictures going up the staircase? The multiple degrees you have so thoughtfully framed and have hanging in the den? Put them away. Same goes for collectibles, excess furniture, laundry, bills, etc. Buyers need to visualize their own lives in the space--not yours.
I'm not trying to sound harsh here--please know that. It's just that anyone can take a snapshot of sensitive information (often found on bills or bank statements) or do a quick internet search to find out about you. We want to keep them focused on the house--not what's going on in your life.
5. Change Your Furnace Filter
Seriously, one of the easiest tasks that makes a big difference in air quality and buyer perception. A clean filter indicates regular maintenance, and they're relatively inexpensive. You can get a new one from a big box store for around $10.
6. Cut the Grass & Trim the Bushes
The outside of your home is the first thing buyers see--and we have approximately six seconds to catch their attention and pique their interest. Like, literally. Mow the lawn, trim the bushes, touch-up paint (including the front door) and consider adding flowers or a welcome mat.
7) Choose a Realtor who Offers Professional Photography
Okay, this one is another huge one. Look, the majority of buyers will see your home online before they ever step inside. Great photos can dramatically increase interest--in turn, that increases showings. Which, in turn, brings offers and that's everything we are trying to do. When it comes to my own client's listings, I include professional photography, staging support and a dedicated blog post for every listing I take. No shortcuts. Why? Because if you want top market dollar, your house has to outperform all the other homes online.
