Indiana Property Taxes are Due TODAY!

Good morning!

Today is May 10th, 2022 and you know what that means:

If you own property taxes in Indiana, they are due TODAY!

If you have a mortgage, and opened up an escrow account with your lender, your lender will pay the property taxes on your behalf.

They also have an interest in your property (Indiana is a lien theory state, after all) and don't want any competing interests that will affect their place as the primary lienholder.

Meaning this: the government always gets paid first.

Any liens against your property take a back seat to the government; tax bills are always, always, always first in line when it comes to any encumbrances on your property.

If you own your home  outright or have not chosen to use your lender's escrow service, then PROPERTY TAXES ARE DUE TODAY.

They are due May 10th and November 10th EVERY YEAR. 

Why am I telling you this?

'Cause inventory is low and investors are hungry for deals.

In a scarcity market like ours, they're going to get creative.

That may mean picking up your house at a tax sale.

What the Horrible What What?

WHAT THE WHAT WHAT?!

You...you don't want this.

Getting your home back after it's been bought in a tax sale is a nightmare.

If an investor buys your tax bill at the annual tax sale, then you will have to pay them the cost of the tax bill, PLUS interest.

Hmm. No sir, I don't like it. 

Need a place to start?

Figure out what county your property is in, then contact the assessor's office for that county. You will need the parcel number, address or owner/entitity name to get started.

Marion County

Hancock County

Boone County 

If you can't pay your taxes, many counties will work with you and set up a payment plan.
